PROJECT INFORMATION
Collaborating with a talented team of consultants, SGS planned the 25-acre Nolensville Town Square during the Town’s adoption of a new transect-oriented/ form-based zoning ordinance. Through the application of time-tested placemaking design principles, SGS was able to illustrate the benefits of traditional neighborhood development patterns that create an authentic community to live, work, and play. Our team was able to persuade the Town to create narrower, safer, complete streets that serve all users rather than the previously envisioned collector streets focused solely on motor vehicle mobility. Surrounded by a mix of retail, restaurant, and office storefronts, and a variety of residential offerings, The Town Square is planned as a community hub of activity for celebrating life in Nolensville, with a splash pad, performance space, and postal center for residents and guests to enjoy and meet their neighbors. The existing site presented difficult topographic and stormwater challenges that our team solved by amenitizing civil infrastructure into natural areas interlaced with greenway trails and usable open spaces with a resulting 50% impervious land area at 15 units per acre density. The master development plan is bolstered by SGS’s robust package of Design Guidelines, traditionally appropriate concept architecture, and explorative 3D building massing/topographic modeling.
