Ryman Lofts

Smith Gee Studio was selected by the Metropolitan Development and Housing Agency (MDHA) to design Ryman Lofts, a 60-unit affordable housing community created specifically for artists. Located in the historic Rolling Mill Hill neighborhood and funded through Low-Income Housing Tax Credits (LIHTC), Ryman Lofts is Nashville’s first and only residential development with a dedicated artist preference.

To ensure the design met the needs of its creative residents, SGS led a series of Artist Focus Groups that helped shape features such as abundant natural light, durable industrial-grade fixtures, and low-maintenance finishes. The project achieved LEED for Homes Multifamily Silver Certification, incorporating sustainable design strategies including moisture-resistant materials, high-efficiency lighting and plumbing fixtures, energy-efficient HVAC systems and windows, and a tightly sealed building envelope—all contributing to a healthier, more efficient living environment.
