Park Point East

As part of its ongoing role in the Cayce Transformation, Smith Gee Studio has designed the next two phases of adjacent housing along with a new central community park—each element focused on deepening connectivity, quality of life, and long-term resident investment.

A standout feature of the design is an exposed steel pedestrian and unit bridge that links the newly renovated Community Services office to a townhome-lined walkway. This path leads directly to the future linear park, creating a sheltered and welcoming corridor for both everyday use and community events—literally and symbolically bridging past and future phases of the neighborhood.

Located at the intersection of South Seventh Street and Dew Street behind MDHA’s central office, Park Point East will include 24 townhomes and two apartment buildings, totaling 203 units. Of these, 115 are reserved for original Cayce Place residents, while the remaining 88 are affordable to households earning up to 60% of the area median income. The buildings will feature modern finishes—granite countertops, tile backsplashes, private patios or balconies—and shared amenities including a community room and fitness space, ensuring quality and dignity at every income level.
